K&R Park Policies

Your satisfaction is very important to us. We appreciate that you have chosen to spend your time with us and want to make sure you and all our guests enjoy their stay. With this in mind, we have outlined some basic RV standards to ensure that we maintain a standard of quality in our campgrounds.


Please note that these guidelines and examples are not intended to address all possible situations that may arise at a property. If you have any questions or concerns, please feel free to stop by the management office at your convenience.



Most importantly, we hope you enjoy your stay with us!


Payments

  • Prices are for up to 2 adults. See current rates for additional person/pet charge on the reservation portal.
  • Full payment required at time of reservation for daily and weekly guests.
  • First month rent required for weekly plus reservations, as well as $150 deposit for electricity.

Reservations

  • Occasionally it is necessary to move our guests to a different “compatible” site before your arrival.  You will receive an email the day before your arrival to confirm your site.


Refunds/Cancellations

  • A full refund, minus reservation fees, will be given if the daily/weekly reservation is canceled at least 7 days ahead of your arrival date.
  • A 50% refund, minus reservation fees, will be given if the daily/weekly reservation is canceled less than 7 days ahead of your arrival date. 
  • NO refunds given on cancellations that are made on the day of arrival, early departures, or monthly reservations.
  • Please give us at least 7 days notice when ending a long term reservation.


Arrivals & Departures

  • Please remember to verify your spot on the “Upcoming Reservation” email as sites do change on occasion.
  •  Check-in 1:00 PM       Check-out 12:00 PM


General Rules

  • Quiet hours are from 10:00 pm to 7:00 am
  • We reserve the right to refuse service to anyone.
  • We do not guarantee the same site, if you choose to extend. Please call or check with the reservation portal for a possible extension.
  • If payment is not received by the close of the 5th day after the due date, power and water is subject to be turned off.
  •  While on the property, please put all cigarette butts and trash in the proper container.
  • K&R RV Park is in no way liable for any loss or damage by fire, wind, theft, accident or any other cause to the personal possessions of the tenant or their guests.
  • Place garbage in plastic bags, tie, and place bags in the dumpster by the office.
  • We reserve the right to refuse continued residency privileges to “offenders” of park rules.
  • Guests are responsible for the actions of their visitors.
  • Owner reserves the right to change the rules without notice.


Parking and Vehicles

  • Two (2) vehicle limit on each site plus your RV, unless prior arrangements have been made.  Extra fees may apply for additional parking.
  • All vehicles must be in operational condition with proper registration and tags.
  • Vehicles are not to protrude from the RV site into the flow of traffic.
  • The speed limit in the park is 5 mph.
  • No Parking in vacant RV sites.
  • No Parking in grass.


Rig and/or Site Appearance

  • All spaces must maintain a CLEAN appearance.
  • Space around and under RV shall be kept neat and free from rubbish, trash, and other items. Garbage shall be promptly taken to the dumpster by the guest.
  • We reserve the right to refuse service to any rig based upon its appearance and/or condition.
  • The electric, plumbing, sewer, and heat/air of your rig must be in workable condition.
  • It is mandatory that your sewer and/or gray water hose have a sewer connection (sewer collar/donut) attached to prevent sewer gasses from escaping.
  • Outdoor items should be neat and orderly.
  • No generators, refrigerators, freezers, coolers, and other storage containers are allowed on your site. Storage containers under rig allowed if maintained in neat appearance.
  • Keep all cords, cables and hoses coiled and bundled. A notification will go out a day prior to our staff mowing and trimming the park. It is your responsibility to stow your hoses, cords, and cables out of the way in order to prevent any damage from our equipment. K&R RV Park and its staff will not be liable for any damage. 
  • No light duty extension cords allowed.
  • No tarps.
  • Sites that are not kept to these standards will be subject to a $20/week fine.
  • Washing of vehicles and RVs is NOT allowed onsite.


Pet Rules

  • All pets to be on a leash in owner’s hand at all times while walking in the park.
  • Clean up after your pet.
  • Pets are not allowed in the buildings.
  • Pets must not dig holes or otherwise create an unsightly appearance on the lot.
  • Pets are not to be left unattended outside the RV.
  • Constant or frequent barking will result in you being asked to leave.
  • If staying in a short term rental, there are additional pet rules per site including no more than 2 dogs per unit.  Please see the specific policies for those accomodations. 



Electricity

  • Electric is included in daily and weekly rates.


Storm Shelter

  • The basement of the office (enter main office entrance) will be used as a storm shelter in inclement weather. Park staff will unlock at time of need for access.
  • Please do not disturb personal items in basement/storm shelter.

Long Term (Weekly Plus Guest)

Rent/Utilities

  • All initial rent must be paid in advance.
  • Weekly Plus Guests will automatically be billed on the first day of each cycle with the payment method on file unless other arrangements have been made for payment ahead of time.
  • A daily late fee of $10 will be applied starting the day after the due date and will continue until the full payment is received. 
  • Weekly Plus reservations that are over 5 days late on any payment will lose access to electricity and be subject to eviction.
  • Office Hours are subject to change. Please call 1-316-684-1531 for assistance.
  • A drop box is provided at the office for rent payment.  Park address must be on the check or money order to ensure proper credit.
  • A $30 fee will be assessed for any insufficient funds check, in addition to any late fees.  Repayment must be made within three days.
  • A minimum of 7 days notice must be given when you plan to end your long term stay prior to the start of your next weekly plus cycle .  This prevents your payment on file from being automatically charged for the next month, and allows us to work out a possibly more economical stay for you, until your final departure date. 
  • There are no refunds for early departures on long term stays.  Please contact us with ANY questions beforehand.
  • Your electric meter will be read on your departure date. The electric deposit will be applied as payment to the amount due.  Any remaining balance will be charged to your payment method on file.  In the event that you have a credit, it will be refunded to your payment method on file.


Electricity

  • Weekly Plus guests are required to pay a $150 deposit and will pay for their electricity usage at the current market rate. Meters will be read on the first day of each cycle.of every month. Your payment method on file will be charged automatically. You will receive a notification of upcoming and successful payments.
  • Electricity payments are due on the 5th. Payments not received by the 5th will receive a 10% late fee.


Mail/Park Address

  • Mail boxes are available for Weekly Plus Guests.
  • Use lot numbers with your mailing address.  Your address is: 
  • 3200 Southeast Blvd., Lot #_____, Wichita, Kansas  67216
  • Contact the Post Office at 3241 S. Hydraulic for your box number and a key, and for any problems.


Miscellaneous

  • We reserve the right to refuse service to anyone.
  • Check the message box, next to the office door, for messages on a daily basis.
  • Compliance with annual registration law is required.
  • Commercial businesses or enterprises, with the exception of licensed childcare, are not permitted.
  • Compliance with all federal, state, and local laws and regulations is required of all tenants and their guests, family members and invitees. 
  • No solicitation is allowed.
  • Weekly trash service is provided by the park. Trash receptacles are for household trash only. All trash shall be placed by the tenant in plastic bags and secured with ties. Trash receptacle lids shall remain closed at all times. All trash shall be deposited inside the receptacle. No trash may be left outside, around or near the receptacles. 
  • ANY TRASH that does not fit in receptacles must be removed from the park by resident.
  • Waste Disposal Transfer station accepts excess household trash
